The City of Wilmington Planning Commission unanimously recommended rezoning a vacant 15,192-square-foot lot at 136 East Westwood Drive from MH (Manufactured Housing) to R15 (Moderate Density Single Dwelling).
Planner Haley Hopkins summarized staff’s review and said the site is located at the intersection of East Westwood Drive and Lance Drive, is vacant, and is surrounded by a mix of manufactured-housing and R15 properties. "Staff finds this application to align with the recommendations of the comprehensive plan," Hopkins said, and recommended approval.
Applicant representative Cindy Wolf told the commission the parcel historically was part of a mobile-home park and that lot sizes are essentially conforming to R15 standards. The owner intends to build a detached single-family home with a possible accessory dwelling unit. Wolf acknowledged concerns about loss of manufactured-housing stock but said market conditions and neighborhood context support the rezoning request.
No members of the public spoke at the hearing and staff reported no written comments were filed. Commissioner Pollock moved to recommend approval and Commissioner Jones seconded; the commission voted 6–0 to forward the rezoning to City Council.
