The Moraine Board of Zoning Appeals on May 5 approved a variance permitting an equipment shed to be placed 10 feet from the rear property line at 2770 Springboro West.
Staff reported that the property is in an M2 industrial district where the Moraine Codified Ordinances require a 30-foot minimum rear yard depth for a one-story principal building. The appellant is proposing to site a new equipment shed 10 feet from the rear property line; staff noted the shed would be the principal structure on the lot and that, because a building permit had already been issued under the 30-foot standard, the permit would require revision if the board voted in favor of the variance. The Technical Review Committee indicated no objections to the variance during the staff report.
A committee member moved to approve BZA case 2026-04; the motion was seconded and carried on a unanimous roll-call vote. The roll call recorded affirmative votes from Mr. Bernard, Mrs. Bond, Mrs. Duff, Mr. Hamilton and Mr. Kempe.
No members of the public spoke for or against the application during the hearing. Following the vote, staff will advise the applicant regarding the required revision to the previously issued building permit and next steps for inspections and permitting.
