The Moraine Board of Zoning Appeals unanimously approved a variance on May 5 that will allow a 5-foot aluminum fence at 3535 South Dixie Drive, a commercial property occupied by Kettering Health.
A staff member told the board that Moraine Codified Ordinances limit front-yard fencing in B2 business districts to 4 feet, and that the appellant is requesting an exception to install a 5-foot fence around the front and sides of the property. The staff report cited the ordinance language and said the Technical Review Committee had no objection to the variance so long as the fence is sited to avoid impairing vehicle sight-lines or pull-through movements onto Hoyl Street and South Dixie.
A committee member moved to approve BZA case 2026-03; the motion was seconded and the board voted unanimously in favor. The roll-call vote recorded present-affirmative votes from Mrs. Duff, Mr. Hamilton, Mr. Bernard, Mrs. Bond and Mr. Kempe.
The board held no public testimony on the case. The staff recommendation and Technical Review Committee guidance about placement were noted on the record as conditions for avoiding traffic-safety impacts.
The decision approves the requested variance; staff did not list additional permit revisions for this case in the hearing. The board moved on to the next agenda item after the vote.
