Commission approves 79‑lot subdivision off Kingston Pike amid drainage and traffic concerns

The Loudon County Regional Planning Commission approved a preliminary subdivision plat for 79 single-family lots on a 52.7-acre tract along Highway 70 East with access from Kingston Pike.
Chris, representing Sterling Engineering and the applicant HDI, said the development meets county lot-size requirements with half-acre minimum lots, common space and a boulevard-style entrance. Staff and commissioners emphasized that final approvals will require coordination and outstanding approvals from the Tennessee Department of Transportation (TDOT) for access.
Les Price, a resident of the adjacent Stone Crossing subdivision, told the commission residents supported residential development but urged careful handling of stormwater, grading and drainage: "Our main concern is what I call water management, drainage, grading, storm sewers... we would like to work with the developer ... to make sure [it] doesn't have any negative impact back to our property." Price also expressed traffic concerns, noting a long straight stretch near Dixie Junction where speeding already creates safety issues.
Commissioners noted the project team had sought variances for a short segment of road grade and said highway department input had been supportive of the requested grade change for that one section. The commission moved, seconded and approved the preliminary plat by voice vote, subject to the usual technical and permitting conditions, including TDOT approval of access and completion of required site infrastructure before building permits are issued.
