The North Platte City Council on Tuesday amended the city’s future land use map and approved preliminary and final platting for the Brewer Subdivision at the intersection of East Francis Street and South Bridal Avenue.
Taylor Sutton, a prospective buyer with a purchase agreement contingent on rezoning, urged the council to consider commercial zoning for the portion of the property that will front Francis; Jordan Moss and other speakers described how existing buildings on one lot are currently used for storage and asked for clarity about whether those uses would remain lawful after rezoning.
City planning staff and Development Director Judy Clark told the council that lots created from agricultural land must be rezoned if under 10 acres and that legal nonconforming uses can continue in many cases but cannot be expanded. After discussion the council amended the land-use motion to leave Lot 3 (Taber frontage) as residential while making Lots 1 and 2 commercial. The amendment passed and the amended land-use change and related ordinance (first reading) were adopted. The council then approved preliminary and final platting for the Brewer Subdivision.
Council members said the modified approach protects existing storage uses as legal nonconforming structures and leaves flexibility for future zoning changes if the owner or market warrants them. The mayor confirmed zoning and subdivision steps will continue through the standard process and that future rezoning requests can be considered by the council if property owners seek a change.
Next step: zoning ordinance readings will continue as required; the subdivision now proceeds as approved.
