Applicant Wade Cannon told the board he discovered a commercial zoning designation on his 5.46-acre parcel while applying for a home-equity line of credit and asked the county to consolidate the split zoning. "I'm looking to have the property reszone to AR1, which matches the current use," Cannon said, adding that the change would remove a bank-imposed obstacle to residential lending.
Planning staff described the application as a cleanup rezoning that aligns the parcel's legal zoning with its existing residential use and recommended approval. Commissioners moved to approve after a brief staff presentation; the motion carried on a unanimous voice vote.
The decision converts a parcel previously subject to multiple zoning labels (including C2 and R2 according to staff comments) to a single AR1 designation. Staff told the board the property has sufficient acreage to meet AR1 lot requirements and that the home will remain in residential use.
No conditions beyond those in the staff report were recorded. The board completed the vote during the same meeting and closed the public hearing on the application.
