The Omaha Planning Board approved a planned unit redevelopment (PUR) overlay, ACI2 overlay expansion and rezoning from R1 to LO to allow a 34‑unit multifamily development on Pacific Street. Applicant representative Randy Kushach said the four‑story wood‑frame building over a parking garage will provide 34 units and 34 stalls and requested waivers for parking ratios and other typical zoning standards because of the constrained lot.
Randy Kushach and project engineers described stormwater management, utility tie‑ins and the need to work with Public Works on overhead lines and detention; staff noted the site is tight but recommended approval of resoning to LO and the PUR subject to final PUR plans and conditions. The board voted 5–0 to approve the rezoning, overlay and conditional‑use permit allowing multifamily development in the LO zone, subject to the conditions listed by staff.
What happens next: Applicant must submit final PUR plans and coordinate engineering and public‑works reviews before forwarding an ordinance/plat to city council.
