Grimes City Council approved a preliminary plat and site plan for Blue Creek Village on March 24. Staff said the project site is west of Oakview Middle School and south of SW 11th Street and is zoned R3 (medium); the site plan calls for 164 single-level townhome units in buildings of two to four units each.
The plan includes two access points to SW 11th Street, private streets and utilities, two private detention basins, a clubhouse with a pool, pickleball court and dog park, visitor parking and a 10-foot trail on SW 11th Street. Staff noted parkland dedication is not required under the development agreement; the developer will provide fees to improve Meadows Park, which lies within a third-mile of the site.
Council supported the project’s varied unit sizes and design features and approved the preliminary plat and site plan subject to remaining staff comments and final submittals. Staff representation remained available to finalize outstanding conditions prior to plat recordation and construction permitting.
