The Mentor Planning Commission on March 19 approved a conditional use permit for a recreational facility at 9430 and 9432 Merkantile Drive, allowing a boxing gym to relocate to the larger space.
Applicant Ivan Maldonado told the commission he is moving his business from Tyler Boulevard after reaching the end of a three‑year lease and facing a proposed roughly 10% rent increase. Maldonado said the new location is about 3,000 square feet, larger than his current 1,000‑square‑foot operation, and that he will discontinue the financial literacy classes he previously offered because they drew little public interest.
Maldonado described typical class sizes as averaging two to three participants and said the new space should better serve those members. Planning director Kathy outlined six staff‑recommended conditions for the permit; with no public speakers for or against the proposal and no further commissioner questions, the commission voted to approve the permit with those conditions. All seated commissioners voted yes.
Next steps: staff will coordinate with the applicant to ensure compliance with the six conditions before final permitting.
