Planning committee approves two rezones, sends both to full county board

The Adams County planning and zoning committee on April 21 voted to approve two separate rezoning requests for parcels in the town of New Haven and forwarded both items to the full county board for final action.

Planning staff member Dusty presented the first request from 6P Enterprises LLC to reopen a previously tabled rezoning of a five‑acre parcel at 172 Glenn A. The application seeks to change the parcel from A135 exclusive agricultural district with a farmland preservation overlay to A3 secondary agricultural district. Dusty told the committee that notice had been sent to the newspaper in the prior month but the paper did not publish the notice, so the item was postponed to the current meeting. Dusty said the town of New Haven did not object and found the request consistent with the town’s comprehensive plan. "The town of New Haven did not object to the request," Dusty stated.

Jerry moved to approve the 6P Enterprises rezoning and Don seconded. The committee carried the motion on a roll call vote; members present voting yes included Grillio, Phil Mclofflin, Paler, Matt Grryer and Gilner. Dusty said the item will be scheduled before the full county board on April 21.

The committee then considered a rezoning request from Arthur and Ava Kelly to change a parcel from A135 exclusive agricultural district with farmland preservation overlay to A115 exclusive agricultural district with the same overlay. Dusty said the town of New Haven reviewed the request at its February meeting and recommended approval as consistent with its comprehensive plan. The applicant declined to add comments during the hearing.

Larry moved to approve the Kelly rezoning; Jerry seconded. The committee approved the motion on a roll call vote, and Dusty confirmed the application will be placed on the full county board agenda on April 21 at 6 p.m.

Why it matters: Both rezones change how the affected parcels may be used and will be finalized only if the full county board adopts the committee’s recommendations. Forwarding the items to the April 21 board meeting sets the next procedural step; public notices and materials will be available with the board packet.
