Orlo, presenting the scope of work, said the proposal covers roofing repairs, an epoxy coating and a roof-access ladder and stated, “The total proposal is $78,230.66.” Brian Long, public works director, said BMP’s approach is to reinforce the existing steel and install additional posts and beams so the chiller unit can remain in place rather than being lifted off the roof.
“They’re not taking off the old roof,” Brian Long said, describing the plan to add support steel under the existing unit and to seal the roof around the work. He cautioned the board that, while BMP expects to complete the job in place, “there is the potential for some extras once they get into it,” because cleaning and recoating the steel could reveal areas needing patching or replacement.
A board member raised a safety concern about the permanent access ladder planned as part of the work and asked whether it could be secured to prevent children from climbing onto the roof. Orlo and Brian said the ladders shown in the scope have a cage and typically include a locked gate; the board agreed a gate should be provided for risk management.
Board members discussed timing and agreed to aim for late May so work would be completed well before the start of the hockey season in September. Brian Long said staff could target the third week in May to begin work, and he agreed to coordinate scheduling with BMP and with Lisa and Shannon from rink staff.
On a motion to "recommend the project as presented," the board approved the recommendation 4-0. The chair called the roll: Joanne, Mark Sakuso, Gary and the chair voted yes. After completing that business the board moved, seconded and voted unanimously to adjourn; the chair closed the meeting at 7:32.
Next steps: Brian Long will finalize scheduling with BMP and confirm timing with rink staff so work can begin in mid-to-late May, barring unforeseen structural issues discovered during the repair work.
