Commission recommends Fourth Street site plan to Board after applicant addresses staff concerns

The Planning & Zoning Commission voted unanimously to forward a recommendation of approval for SDP-25-05, a preliminary site development plan for property at 6502 Fourth Street, to the Board of Trustees.
Director Schultz said the applicant had addressed earlier staff comments — including grading and drainage, a lighting plan, and landscaping details — and that the proposal now complied with applicable provisions of the Village Center zoning district. "Since the December hearing, the applicant has addressed the deficiencies that were previously identified by staff," Schultz stated.
Applicants Sandra and Chris Pacheco attended and said they had incorporated the requested changes and provided color elevation copies for commissioners. Public commenter Vincent Sanchez praised the applicants’ outreach and said the design would be a welcome addition to Fourth Street.
The commission’s approval is advisory; the Board of Trustees will review final details and conditions. Staff said the item could be scheduled for a Board agenda in February for final consideration.
Next steps: the applicant will respond to any remaining technical comments before the Board of Trustees reviews the final plan.
