Hotel seeks extended patio and new bar on waterfront deck; commission asks for shutter, lighting and product details

Cameron Lacier of Clearcapes explained the design changes and said the project team has secured an extension of the encroachment area. Commissioners and staff focused on public‑safety and code details: cable‑rail spacing must meet the 4‑inch maximum to prevent small objects or heads from passing through; the bar will use deployable hurricane shutters that conceal into a canopy pocket (staff asked for cut sheets and shutter details); and lighting will be a mix of recessed linear LEDs, string lights and under‑counter bar lighting. Staff asked for product cut sheets (including finishes for a fluted tile bar face and porcelain decking), and renderings showing the bar closed with shutters for the public hearing.
Clearcapes said there will be no permanent light towers and that most lighting will be building‑mounted or recessed; commissioners requested details on any proposed lighting that would affect the public right of way or views from the sidewalk. The applicant will return to the regular HPC hearing with the requested materials and product specifications.
Next steps: applicant to provide shutter and lighting cut sheets, a closed‑bar rendering, and final encroachment documentation for the hearing packet.
