The Brookshire City Council adopted a comprehensive update to its subdivision regulations to clarify platting procedures, revise lot‑size standards and adjust responsibilities for water and sanitary review.
City attorney Mr. Olsen and planner Shannon told the council the changes mainly clean up outdated language and mirror Chapter 212 of the Texas Local Government Code for procedural platting steps. The ordinance clarifies plat types and when a plat is required, which staff said will reduce developer confusion over process and approvals.[1]
Planners also recommended increasing the minimum commercial lot frontage in the city from 25 feet to 100 feet to avoid small commercial lots encroaching on residential blocks. The draft further removes certain water and sanitary provisions that had been written to require planning commission approval; staff said Brookshire Municipal Water will handle sanitary and water reviews while the city retains review authority for any work in public rights‑of‑way.
A public hearing was opened and closed with no speakers, and council approved the ordinance in a voice vote. The ordinance number was read during the meeting with inconsistent verbal renderings; staff should confirm the adopted ordinance citation in the official minutes and ordinance record.
