New owner Jennifer Glickman told the board she intends to use the space for an interior‑design studio and retail home‑wares boutique and wants larger, clearer windows to create storefront vignettes and draw pedestrians inside. She said the existing 25‑light storefront sashes and some doors are deteriorated and the project will replace the sash while documenting existing profiles and preserving the ability to return to earlier configurations if desired.
Contractor representatives clarified to the board that the existing storefront frames will remain and that new sash units will be sized to align the spring line and transom so the resulting sightlines match across the façade; the proposed glazing will be insulated clear glass with internal spacer bars or SDLs to maintain a divided‑light appearance where appropriate.
The board approved the COA with conditions: staff documentation of existing glazing widths and profiles; clear/transparent insulating glass meeting the board’s clear‑glass guidance (high visible light transmittance per BAR standards or equivalent 2018 guidance); removal of orphaned cables and conduits on the exterior; staff approval of the proposed entry tile; and staff verification of final elevations prior to permit sign‑off. The motion passed with a majority vote.
