District construction and engineering staff told trustees that geotechnical investigations at Crosby Middle School identified concerning subsurface conditions and that earlier remediation efforts did not restore the slab.
Staff said investigations in three problem areas found four-to-six-inch voids beneath exterior concrete 'gray beams' and lower-than-expected moisture content in soils beneath slabs. The geotechnical team recommended removing nearby trees and vegetation and conducting floor surveys; the district removed vegetation and repeated surveys, then attempted polyurethane injection floor leveling in September 2025. According to the presentation, technicians stopped injection after about four to six hours when they saw no uplift or measurable improvement and to avoid damaging in-slab utilities. Staff said they have exhausted the incremental options and have engaged a structural engineer and architect to scope structural slab replacement for the identified areas.
Why it matters: Foundation and slab failures can pose safety, longevity and substantial capital-cost implications for school facilities. Staff said the issues appear localized to three identified areas but warned other spots could exist if not surveyed.
