Planning commission forwards Green Ridge lot-line adjustment and rezone to council
Summary
The commission unanimously voted to recommend council approval of two lot-line adjustments, a planned-development modification and a zone change affecting Green Ridge Terrace to better align yards and topography and preserve trail and conservation easements.
The Los Gatos Town Planning Commission voted unanimously on Jan. 14 to recommend that the Town Council approve a request to modify Planned Development Ordinance 2281, process two lot-line adjustments and approve a zone change affecting three parcels south of Blossom Hill Road.
Staff told the commission the work is ministerial for lot-line adjustments but because the properties are subject to a planned-development (PD) ordinance and a rezone is needed, the matter must be heard publicly and forwarded to council. The applicant, represented by Amanda Mussyell, said the adjustments align house footprints, yards and topography and transfer a small PD parcel to an adjacent lot to improve development outcomes.
Staff noted the lot-line adjustments and zone change are exempt from CEQA under the cited statutory exemptions; the proposal preserves trail and open-space easements. Commissioner Stump moved to forward the recommendation to council; Vice Chair Burch seconded and the motion passed without objection.
What happens next: The planning commission's recommendation and the record will go to the Town Council for final action. Staff will prepare council materials and a staff report for the council hearing.
