The Burlingame Planning Commission on Aug. 11 approved a project at 1633 Westmore Road that adds a first‑floor addition and a roughly 610‑square‑foot second‑floor addition with a rear balcony, and includes special permits for a reduced left‑side setback and increased plate height on one first‑floor elevation. Staff recommended findings and 13 conditions of approval.
Project manager Ali Fami (Studio Squared) and architect Eugene Sakai described revisions requested after prior hearings: lowered plate heights, massing adjustments that pushed the second floor forward, unified trim and window treatment, and the addition of second‑floor windows on a previously blank wall. Sakai said they consulted a building‑envelope/waterproofing expert (Alan Bernett) who suggested material and slope changes and whose advice reduced the complexity of the drainage condition by revising the balcony overhang.
Commissioners complimented the waterproofing due diligence and the design refinements. Commissioners also advised about exterior lighting and neighbor privacy related to tall side windows. The motion to approve the project with conditions and to incorporate the meeting’s submitted plans passed unanimously by roll call.
Per staff, the final resolution will reflect the plans submitted at the meeting to ensure the revised balcony detail is included.
