After questions about materials and finishes, commissioners praised retention of the home's original skip-trowel texture and moved the application to the consent calendar; the action was passed by roll call (5–0) and declared not appealable by staff.
1406 Drake Avenue: staff said the proposal would demolish an existing dwelling and construct a 3,378 sq. ft. two‑story home with an attached garage. Applicant representative Rich Sergeant described revisions made after the November hearing, including changing to a composition shingle roof to better fit the block. Commissioners complimented the redesign and voted to approve the project per the resolution and conditions; the motion passed with four yes votes and one recusal (Chair Herin recused for proximity to the project).
900 Peninsula Avenue: the commission approved major façade changes and remodeling for a commercial building in the Myrtle Road mixed-use zone, a project that includes a refreshed storefront and a new portal element along the railroad-facing elevation. Architect Alan Cross said revisions responded to the commission's earlier comments to provide more "vitality" and transparency; commissioners endorsed the approach and the item passed unanimously.
Procedural note: each approved action was taken as a planning commission decision subject to the city's appeal process; staff reminded attendees that actions may be appealed to the City Council within 10 days and explained appeal fees and deadlines.
