The Village Board on May 4 approved zoning and sale actions for properties at 406–408 Barrington Avenue, moving to subdivide the parcel into three single‑family lots and to list them for sale through broker agreements.
A trustee moved to rezone the parcels from R‑2 (single‑family residential) to R‑3 (single‑family residential, as presented) and the board approved the ordinance by roll call. Staff presented a final plat showing Lot 1 at 0.248 acres, Lot 2 at 0.25 acres and Lot 3 at 0.27 acres. Planning staff said the lots do not lie in the floodplain and described them as buildable.
The board then authorized three broker agreements with Century 21 New Heritage West to market Lots 1–3 individually. Village staff recommended a 60‑day highest‑and‑best offer period to gather competing offers; because the parcels lie within a TIF district, staff said an interested buyer's offer must be published and then come before the board for final approval.
Trustees discussed mechanisms to discourage speculative holding, including possible reverter clauses or rights of first refusal, but staff warned such provisions could complicate financing or reduce sale value. The board directed staff and the broker to proceed with the marketing plan and return with offers for board approval.
