Planning commission approves Cooper Ridge at Five Forks with fire marshal conditions

Greenville County’s Planning Commission approved the Cooper Ridge at Five Forks preliminary plat on a 6–3 vote after the developer agreed to conditions requested by the fire marshal and staff.
The revised plat, previously reviewed at an earlier meeting, incorporated fire marshal recommendations including adjusting the labeled entrance measurement and relocating two fire hydrants to better serve cul-de-sacs. The developer also agreed to show the emergency egress on the revised preliminary plan.
Developer representative Mattie Moore told the commission the plan provides more than the required open space and that utilities have been coordinated; the project proposes 53 lots at about 1.7 lots per acre in the suburban neighborhood future land-use designation. “We are providing … more than 50% open space,” Moore said, noting coordination with Greenville Water and Metro Connect for utilities.
Commissioners approved staff recommendations with one technical adjustment — an entrance measurement change from 25 to 26 feet to match fire marshal guidance — and adopted the fire marshal’s conditions as part of preliminary approval. Staff said required detailed design, hydrant locations and any further technical refinements will be reviewed during final engineering and permitting.
