Senior Planner Robert Berry summarized the application, PL240275, saying the proposal would build a 2,800-square-foot commercial building on a roughly 0.4-acre corner parcel at Ash Street and East Valley Parkway. "The proposed project is categorically exempt from further CEQA review," Berry said, citing CEQA Guidelines §15303 for small-scale commercial construction, and recommended approval with draft conditions.
