Staff also told the commission the applicants are present in the audience and that the subdivision does not expand the venue’s footprint or change existing utility access.
Commissioners discussed whether the property’s surroundings might support a later rezoning request; staff said a comprehensive plan and zoning‑map update is underway and that property owners may later request rezoning. Commissioners also asked about Cody Avenue, a dedicated but largely unimproved street that applicants may later ask to vacate. Commissioner Michelle stated she must abstain from the vote.
Motion by Jet, seconded by Davies, recommended approval; the motion passed. The commission confirmed the item will be transmitted to city council for final action on April 7.
