At its Aug. 14 meeting, the Harrison Planning Commission approved a zoning and use permit for Esther's Porch, a proposed art studio with a retail component at 130 Harrison Avenue.
Planning staff told the commission the downtown site fits the downtown strategic plan and is allowable under section 11-43 of the Harrison zoning regulations, which permits studios related to music, art and crafts that include retail sales. Staff said on-street parking is available in front of the building, no signage was submitted with the application, and any future dumpster, interior or exterior improvements, landscaping, lighting or signs will require separate review and permits from the Building and Zoning Department.
The applicant, identified in the record by the first name Christina, described the concept as two connected spaces: a front retail area selling art supplies, stationery and small art kits, and a rear space for classes and community activities. "Esther's is my grandmother," Christina said, explaining the name and saying the space is meant to be welcoming to all ages. She told commissioners she trained in interior design and later ran school-age programs and took trauma-informed design classes that shaped the studio concept.
