Planning staff reports progress on several local projects including Nedcon installation and safe-parking site

Staff said the contractor for the Nedcon installation is working through encroachment permits and aiming to complete installation before the local Oct. 15 guideline that discourages major grading without additional erosion controls. For the Nedcon move, staff said the city would administer the encroachment permit for crane work to shorten processing time.
Additional updates included the Canopy project (side-improvement plans under review), Huntley Square (10 residential units moving toward building permits), a 24-unit project that had shifted from a commercial ground floor to full residential, and the Barlo Hotel (documents under review and a request to coordinate preliminary design review with planning and design review boards). Staff noted some projects are on hold pending financing and interest-rate conditions.
Staff also reported Habitat for Humanity is finalizing map signatures and anticipated building permits, and a safe-parking RV Village project (about 22 units) is aiming for foundation permits by October. Committee members acknowledged the volume of development activity and asked staff to track timelines as projects move from review to construction.
