ESD 3 seeks 6‑acre purchase for new fire station; county pauses on easement variance until plat materials are complete
Summary
Emergency Services District 3 asked the court to approve a 6‑acre purchase for a new fire station and to reduce a required private driveway easement from 100 feet to 30 feet; the county engineer noted required plat documentation was not yet complete and the court withdrew a motion pending full submittal.

Representatives of Emergency Services District (ESD) 3 asked the Commissioners Court to consider a purchase of 6 acres across from an existing fire station for a new ESD facility. The seller would retain four acres at the rear of the parcel, and the district requested a reduction in the county’s standard 100‑foot private‑drive easement requirement to 30 feet to accommodate the sale.
County Engineer Prothana Banerji told the court the applicant had submitted a plat and an application form but that standard supporting documentation (911 addressing confirmation, utility provider letters and any required health department reviews) were not yet in the county’s files. She recommended the court require those standard materials before approving any variance. Roger Lassiter, ESD 3 secretary, said time was of the essence because contracts were active and that the district was working to deliver the outstanding items; he asked the court for expedited consideration if the documentation arrived in time for the next agenda.
Commissioners discussed the policy rationale for the 100‑foot standard, noting it aligns county subdivision regulations with neighboring agencies’ minimums and preserves future rights‑of‑way if a tract is further developed. After discussion, the court withdrew a pending motion and directed staff to place the item on a subsequent agenda once the required documents were complete.
Next steps: ESD 3 and the landowner were encouraged to supply the outstanding plat materials to county staff; if the submission is complete in time, the court may add the variance/plat to the next meeting agenda for formal action.
