The St. Johns County Planning and Zoning Agency approved two items for property owner Nicole Cooks: a zoning variance to address lot‑area deficiencies and a special‑use permit to place a mobile home on the parcel.
Nicole Cooks identified herself to the board and said the lot at 675 North McLaughlin Street lost land to a relative, leaving the parcel below ordinance minimum area requirements. "I'm trying to get a special, permit also use permit on my property because I don't have the right footage," she said.
Agency members disclosed site visits before hearing the presentation. Miss Perkins moved to approve variance 2026‑04 (Cook's Mobile Home, lot area) based on staff findings and conditions; Mr. Levinowski seconded and the board voted in favor. The agency then moved to approve special‑use permit MIN 2026‑12 under the staff report's findings and conditions; that motion also passed unanimously.
Next steps: staff will finalize permit paperwork and issue approvals consistent with the findings and conditions in the staff report.
