Zoning board approves small addition for Willow Avenue house to improve accessibility

The Monroeville Zoning Hearing Board on May 6 granted a dimensional variance allowing a residential addition at 214 Willow Avenue so the homeowner can add a first-floor bedroom and bathroom.
Applicant and builder Mark Moraca presented drawings and said the proposed 374-square-foot addition would encroach about five feet into the zoning district’s required 10-foot side-yard setback. Moraca told the board the addition is single-level and intended to improve accessibility following an accident; he said design choices will match existing siding and keep the new roofline slightly lower than the current house.
Board members asked about neighboring property ownership, available buildable area behind the house and whether grading would be required; Moraca said topography and lot configuration made the chosen location preferable and that the adjacent lot is maintained and not developed. The board recorded no public opposition.
A motion to approve the dimensional variance was made and seconded and the board voted in favor. The applicant said construction would follow the plans and match the home’s existing exterior materials.
