Longfellow building stands vacant after tenant declines lease renewal amid rent increase

The Longfellow building is vacant after Rocky Mountain Martial Arts declined to renew its lease when the Council of Commissioners recommended raising the monthly rent, Parks staff reported March 9.
Shawn Fredrickson told the board the rental history: the space originally rented for $200 per month, later increased to $500 and most recently $700. Under the prior arrangement RMMA paid utilities for electric and internet only; other building expenses were borne by Butte-Silver Bow. RMMA remained in the building through February 2026 and returned keys to staff the week before the March 9 meeting.
Parks staff will inspect the space with the Government Building manager to evaluate its condition and advise the board on next steps. The board discussed the Council of Commissioners’ recommendation to eliminate below-market leases; Ristene Hall expressed concern that increasing rent could leave a space vacant when it might help a small business continue operating.
The board did not take further action at the March 9 meeting; staff will report back after the inspection.
