The Argyle Planning & Zoning Commission on May 6 recommended Town Council approve the Knights Ridge major final plat, a 72.126-acre subdivision of Lots 1 through 25 (Abstract No. 1293), and confirmed the previously approved variance allowing a cul-de-sac longer than the town's 600-foot standard.
Harrison explained the final plat follows the previously approved preliminary plat, construction plans and private-amenity approval. Pogue Construction is the general contractor on the site and will work with Musco (the lighting contractor) to address outstanding lighting adjustments noted during a staff site visit. Staff said the developer has a two-year window from final plat approval to file recorded plat documents.
Commissioners praised the developer's early tree protection and silt-fence installation; staff said the applicant has also attempted to preserve mature cottonwood trees along FM 1830 where feasible. Commissioner Lewis moved to approve the final plat with the variance for the cul-de-sac length; the motion carried 6-0.
The recommendation will be forwarded to Town Council as the final-plat approval step in the subdivision process.
