Richardson ISD board approves GMP amendments for six middle-school projects

The Richardson ISD Board of Trustees on May 7 approved a series of Guaranteed Maximum Price amendments for six middle-school additions and renovations intended to complete in time for sixth graders by August 2028.
Facilities director Lee Estes presented renderings, phasing plans and safety measures for Apollo, Liberty, Park Hill, Richardson North, Westwood and Richardson West middle-school projects, saying the district began planning in November 2024 and that the projects are currently tracking under budget. "I am happy to report that we are all under budget for our 6 bridal [middle-school] transformations," Estes said, adding that savings at project close would return to the district.
The board took separate motions on each site so trustees could ask project-specific questions. For Apollo Middle School, trustees approved GMP amendment No. 2 to cover foundation, demolition, structural steel, site utilities and early elevator procurement; the motion carried on a recorded voice vote (transcript: "7 to 0"). The board then approved GMP amendments for Liberty, Park Hill, Richardson North, Westwood and Richardson West in separate votes; the motions passed as recorded in the meeting minutes/transcript.
Board members and trustees repeatedly emphasized student safety and campus continuity during construction. Estes and the facilities team said each campus will remain occupied and operational while contractors build the new facilities, with temporary parking and bus-loop arrangements described for affected sites. Trustees praised the scale of work and noted the projects represent a large multi-site construction effort. "This is going to be transformational for generations of kids," trustee Eager said during discussion.
The board also recognized the partners and contractors supporting the bond projects and said they would post renderings and project updates on the bond website as the work progresses. No public comment was recorded on the projects at this meeting. The board will consider related contract details and any additional GMPs in future sessions as staff bring forward subsequent procurement items.
The votes on each GMP amendment were recorded during the meeting; the board approved the Apollo amendment and each successive site's GMP amendment in separate roll-call/voice votes as shown in the transcript.
