The planning commission recommended approval of the Cason Terrace PRD rezoning for approximately 14.6 acres on Cason Lane after the applicant revised an earlier, higher-density plan.
Staff described how prior townhouse proposals were replaced with a single-family detached plan that yields 59 lots (≈4.04 du/acre), nearly 20% open space, and additional planting yards and rear-yard setbacks adjacent to commercial frontage. The applicant (Lennar Holmes representation) said homes will be one- or two-story with two-car garages, typical setbacks and public streets connecting to adjacent network links.
No members of the public spoke during the hearing. Commissioners discussed lot sizes, setbacks and the comparative table used for exceptions; staff said the plan aligns with the AUR future land use designation and that the exceptions for lot width and minimum size had been identified for commission consideration. A motion to approve subject to staff comments passed on a roll-call vote.
