The Grand Isle Zoning Board of Appeals voted to grant a 7-foot side-yard variance for a shed at 3990 East River Road during its May 7 meeting. Chair Robert Muscmit opened the item and the board closed public comment before moving to a decision.
Board members said the parcel’s layout and drainage reduced concerns about the smaller setback. A committee member stated that drainage behind and alongside the proposed shed ‘‘is not a problem,’’ and that the location offered limited placement options for the applicant. The motion to approve was made by John Bridal and seconded by Michael Fedaro; the board carried the motion.
The board explained the variance would allow the shed to remain in a spot consistent with neighboring lots and that the reduced setback was modest compared with other properties nearby. The board noted that final approval is contingent on filing the decision with the town clerk and that parties unhappy with the ruling retain the right to pursue an Article 78 proceeding in New York Supreme Court within 30 days.
