Dorchester County Council backs zoning amendments on lot sizes and farm beverage rules

The Dorchester County Council on April 21 voted to send two zoning amendment proposals to the Planning Commission for consideration.
Susan Webb, Planning & Zoning Director, asked the Council to forward a favorable recommendation to the Planning Commission for proposed changes to Chapter 155 (Density, Lot Size and Bulk Regulations) that would reduce minimum lot sizes for development within the county. Councilman Mike Detmer moved the request; Rob Kramer, Jr. seconded and the Council approved the motion unanimously.
Webb also asked the Council to forward a favorable recommendation on proposed edits to Chapter 150, Section 50 (Supplementary Use) that would modify and clarify standards applicable to farm wineries, breweries and distilleries. That motion, moved by Ricky C. Travers and seconded by Rob Kramer, Jr., also passed unanimously.
According to materials presented to the Council, if the Planning Commission issues favorable recommendations at its May 5, 2026 meeting, county legislation implementing the amendments will be introduced at a future Council meeting and considered following a public hearing.
The minutes do not record details of the specific lot-size thresholds or the text changes to the farm beverage standards; Webb told the Council the amendments were being forwarded as recommendations for Planning Commission review.
