The Shakopee Board adopted a conditional use permit May 7 allowing exterior storage at 1555 Merritt Street for tenant BIFs, subject to conditions that prohibit storage of unlicensed or inoperable vehicles, require service work to occur inside the building, limit exterior storage to the tenant of Suite 3, and require maintenance of existing landscaping screening.
City staff summarized the site history and explained that a prior exterior-storage CUP for the broader site had been revoked in February after problems tied to a tenant; the current application ties the storage privileges to Suite 3 so future enforcement can follow the specific tenant rather than the whole property. Staff described the proposed 170-by-235-foot storage area and recommended adoption of Resolution PC 2026-013 with the listed conditions.
Landlord Eugene Hanson, who said he has leased space to BIFs for approximately 25 years, told commissioners most portable toilets are rented out in busier months and are off-site during the warm season and said recent site improvements have reduced prior dust issues.
A motion to adopt Resolution PC 2026-013 passed on a roll-call vote with all commissioners voting aye. The resolution requires the applicant to comply with the specified conditions; final permit issuance and any site-monitoring follow-up will be managed by planning staff.
