Wabasha County board approves variance to allow second dwelling on shoreland lot

The Wabasha County Board of Adjustment voted Jan. 11, 2022, to grant a variance allowing Rich and Yvonne Przytarski to construct a second dwelling unit on an existing nonconforming shoreland parcel at 67556 166th Ave. (parcel R05.00668.00) in the Town of Greenfield.
The variance request cited Chapter 394.36, Subd. 5, Minnesota Statutes, and Chapter 7.04 of the Wabasha County Zoning Ordinance. The board opened and then closed a public hearing on the application before approving the request on a motion by Chair Jon Beckman, seconded by Tim Janikowski; the minutes state the motion "carried." The minutes do not record a roll-call vote.
The board approved the variance with three conditions: that the variance is granted only to allow construction of a second dwelling on the existing nonconforming shoreland lot; that the project must be undertaken only in accordance with the submitted plans or as outlined in the board’s conditions; and that the structure and property must comply with all other Wabasha County Zoning Ordinance requirements and obtain a Building/Land Use Permit from Wabasha County before construction begins. The minutes state these conditions in full.
The decision allows the Przytarskis to pursue a building/land use permit and proceed only if their submitted plans and county permitting requirements are met. The board adjourned at 7:28 p.m.
