Planning commission recommends approval for auto-repair/detailing at 8246 Christiana

The Skokie Planning Commission voted to recommend approval of a special‑use permit for an automotive repair and detailing business at 8246 Christiana.

Staff told commissioners the petitioner proposes paint‑protection film, window tinting and vehicle wrapping in the northern half of a four‑parcel site. The application included four service bays accessed from an alley, indoor curing/storage areas for higher‑value vehicles and about three employees. Staff said the site provides 13 off‑street parking spaces but that the zoning ordinance requires 14, and recommended relief to allow 13 spaces provided the business meets other conditions.

The recommendation includes conditions that the business not operate more than four service bays, that no vehicles be parked behind the building except those displaying accessible permits, and that hours be limited to 9 a.m.–5 p.m. Monday–Friday and 9 a.m.–2 p.m. on Saturdays. A staff presenter explained the hours reflect previous neighborhood concerns about late‑night repairs and related disturbances and that codifying the hours helps clarify expectations for future enforcement.

Petitioner Fahad Wahid described the operation as appointment‑based, saying, “So, essentially, we do paint protection film and vehicle tinting and wrapping,” and explained that wrap jobs can require indoor storage for several days so panels and bumpers are removed and reinstalled. Wahid said the business takes mostly privately owned passenger vehicles and some small‑fleet decal work; he confirmed the operation employs about three people.

A commissioner moved to accept the staff report as presented; the motion passed. Commissioners were told the planning commission’s recommendation will be forwarded to the Board of Trustees for a final decision at a future meeting.

The commission’s action was a recommendation only; the Board of Trustees will schedule the matter for final consideration and notice to the applicant.
