Commission approves amendment allowing metal panels for Classic Jack warehouse with design review

The Pleasant Grove Planning Commission voted April 9 to amend a previously approved conditional-use permit for Classic Jack Construction at 1130 West State Street, allowing metal composite material (MCM) panels as a primary exterior material, subject to site-plan and design-review-board approval and final planning, engineering and fire requirements.
Planner Jacob Hawkins reminded commissioners the original CUP (approved March 14, 2024) required the project to meet transitional standards (section 10-15-29) for nonresidential uses bordering residential zones and to meet urban-design standards of the Grove zone (section 10-14-20). The applicant requested the amendment because metal siding is typically permitted in the general commercial zone but the prior CUP carried Grove-zone design conditions that limited metal siding to accent use (49% or less of a façade).
Staff recommended approval provided the project meets transitional development standards, receives design-review-board approval and satisfies final site-plan and engineering conditions. A commissioner moved to approve an amendment that allows metal panels as a primary building material with conditions that final planning, engineering and fire-department requirements be met and that the design review board approve materials; the motion passed.
