On April 16 the Planning Commission gave a positive recommendation to the Board of Commissioners for the Keel Subdivision preliminary master development plan and rezone at 115 Oakmont Drive. The roughly 10.32-acre infill subdivision proposes 15 lots, two open spaces and amenities including a playground and gazebo.
Planning staff said the land use supports the proposed subdivision and that density is compatible with infill development. Public Works recommended that the subdivision be served by gravity sewer where possible to avoid long-term grinder pump maintenance costs to the city; staff noted floodplain constraints on portions of the site but said designs have accounted for them.
Commissioners debated cul-de-sac length and stub-street exceptions and the desirability of future connectivity. A motion carried to forward a positive recommendation to the Board of Commissioners with conditions requiring gravity sewer service prior to final master development plan approval and a resolution on cul-de-sac/stub-street variance language.
The recommendation will go to the Board of Commissioners for final action; staff will work with the applicant on sewer routing and any floodplain conditions prior to subsequent readings.
