JP said, “I think we would wait to tear this building down until we started a new building,” describing a multi-month timeline for permitting and construction. Committee members noted the redevelopment will require a special-use permit and said the project will be reviewed by planning and zoning in December, with Robera identified as handling that process.
Members also questioned design details discussed in earlier projects—specifically whether brick should wrap farther around building sides versus using LP smart siding—and recalled prior recommendations to extend brickwork on similar downtown facades. The committee discussed financing and tax implications: members reminded the owners that Monroe County Economic Development offers a tax-free building-materials program and advised contacting Pam Peter at the county office and completing paperwork before purchasing materials if they hope to qualify.
A motion to approve the beautification application was made by committee member Kyle Bitner and seconded by Joel; the chair said the motion passed with members voting in favor. Committee members emphasized that their approval is for the beautification application and that required planning and building permits, as well as any special-use approvals, must be obtained before demolition or construction begins.
The committee suggested adding a reminder note in future packets about county economic-development assistance so applicants consistently receive the contact information and application steps.
Next steps for the project include the board's planning-and-zoning review in December and any required permitting and special-use proceedings.
