The Texarkana County Planning Commission approved a rezoning request to change the designation of the Flying J truck stop to Mixed Use Highway, a move staff said will make the existing use conforming and allow future expansion if the company chooses.
Staff said the change does not alter how the facility currently operates and that it benefits the property owner by allowing expansion consistent with Mixed Use Highway zoning. The commission recorded no public opposition and no company representative attended the hearing.
The motion to rezone carried on a unanimous roll call. Commissioners and staff said they had consulted legal counsel and that the rezoning was intended to regularize the site’s status under the new mixed‑use highway category.
The rezoning does not include immediate physical changes; future expansions would be subject to permitting and any applicable environmental or traffic reviews.
