Technique (the contractor) identified discrepancies between the project plans and the actual weight of some rooftop units, necessitating welding retrofits and an anticipated change order to correct load supports. Staff warned the board of an upcoming change order and asked whether the URRA should issue an RFP to select tenants for the food hall and to contract a restaurant management company to operate the facility.
Board discussion covered tenant criteria (experience, type of cuisine), lease‑term length and possible sliding rent scales, signage locations, alarm systems, landscape work and potential additional TVs in the bar area. Staff said there has been significant vendor interest and that partnerships (including an engagement with Georgia Tech—ood incubator) offer guidance on structuring a food hall and management model.
