New cleanouts were installed and staff reported the life‑safety concern had been remediated. The property management firm, TI Asset Management, conducted unit‑by‑unit inspections and produced a prioritized list of repairs.
Phase two priorities include microbial (mold) remediation, roofing repairs, trip‑hazard and asphalt repairs, and unit renovations to bring vacant units back online to restore rental revenue. Staff said abandoned vehicles on the property will be handled under a 14‑day notice and removed if not cured, and that code compliance and police liaisons will coordinate enforcement.
Board members were reminded that the board had already approved up to $700,000 to address emergency critical repairs; staff said the initial urgent work (lift station and sewer) had been covered under that authorization and further expenditures would follow the prioritized spreadsheet included in the packet.
