The Grass Valley Planning Commission voted to approve a major variance that will reduce the required front-yard setback from 15 feet to 5 feet on a curved corner lot to allow construction of a partially attached garage.
Planner Katherine Lane presented the application and explained the parcel's irregular shape and history; she said the proposed garage meets height and other development standards and that engineering has verified required sight lines for backing and vehicle visibility. Lane recommended the commission adopt the findings and exempt the project under CEQA section 15305 for minor alterations.
Property owner Ernie described long family ties to the house and the neighborhood and said the garage would continue a family tradition of on-site vehicle work. "This house was my father's who passed away a few years ago ... I've always worked on cars together," Ernie said, describing the property's history and his intent to preserve it.
The commission asked clarifying questions about line-of-sight and safety; staff confirmed compliance. The commission moved and approved the variance, adopting staff findings and conditions.
Next steps: applicant may proceed to obtain building permits consistent with the approved variance and engineering requirements.
