Herriman staff say SLCC parcel appraisal higher than budgeted for possible future fire station

Herriman — The council was asked to consider whether the city wants to pursue buying 2–2.5 acres near Salt Lake Community College to hold land for a future fire or police station.
Wendy, presenting the item, said the city has discussed acquiring property near SLCC for three to four years and that appraisals have returned higher than anticipated. “The appraisal came back at $1.85 million for the two to two-and-a-half acres,” Wendy said. Staff noted that while the city currently has funds budgeted for land acquisition, the appraisal exceeds the initial estimate and staff will prepare offers, legal descriptions and related materials for a future council meeting (anticipated in May).
Staff told the council construction is not expected for another five to seven years and that the acquisition decision is intended to preserve a desirable, utilities-adjacent parcel. Budget staff noted the longer the city waits, the more it may cost to acquire comparable flat land with utilities.
Next steps: staff will prepare legal descriptions and, if council directs, bring a purchase agreement to a future meeting for approval. The timeline for any building project would be set later based on development triggers and joint planning with UFA and other partners.
