The planning and development services director reported on quarterly activity across the reinvestment zone's four subdistricts, saying Falcon Point has site plans and a mix of retail and multifamily proposals under review while several Highway 45 tracts include new storage and office proposals and a Skybox data-center building approaching completion.
On downtown projects, staff said city hall construction, the new parking structure and adjacent redevelopment are active; staff noted the board previously approved $8 million for the parking structure and that about $4.88 million has been expended to date. "We have cash on hand," a staff member said when asked whether the difference between expended amounts and the $8 million approval would require bond issuance.
Planning staff described specific project statuses: North Point East is in plan review with potential land-use amendments (no reimbursement requests submitted yet); Skybox phase two is near completion; Soapy Falls (a car-wash site) is under construction with an expected finish in roughly six months for that parcel. Several other parcels have approved plans but have not started vertical construction.
Board members asked for more detailed breakdowns of new versus reassessed taxable value and for clear timelines when allocations from Travis County arrive; staff said the county provides annual allocations and that staff will supply the board with the itemized numbers and forecasts used in their revenue projections.
After hearing the development update and finance briefing, a board member moved to accept the reports; the motion was seconded and the chair announced the motion carried. The board then moved to adjourn.
