The Leon Valley City Council approved an ordinance March 17 that adds a permit-number requirement to short-term rental listings and clarifies how the city will work with listing platforms to remove invalid or revoked listings.
City staff explained the change responds to address-confidentiality concerns and enforcement challenges: instead of posting full addresses, property owners will provide a permit number on listing platforms. City staff described logistics under discussion, including whether permit numbers will be provided through a dashboard or via the county tax remittance process.
Staff said Airbnb had proactively contacted the city to discuss adding a permit-number field on its platform. "They wanted the wording to be kind of specific that they would be required to have a field for a permit number," staff said. Councilors asked how the city will verify numbers and how other listing services (Booking.com, VRBO, Expedia) will be handled; staff said the ordinance will be sent to all platforms and the city will pursue enforcement if platforms do not comply.
Councilor Compost moved to approve the ordinance as presented; Councilor MSH seconded and the motion passed.
Next steps: staff to coordinate implementation logistics with major listing services and return with operational details for permit-number collection and enforcement.
