The Sarpy County Planning Commission on March 17 recommended approval of rezoning, preliminary and final plats for Pioneer Homestead, a corner parcel near Highway 50 and Cornish Road, and granted a special‑use permit to formalize an existing farm‑implement sales and service business on the lot.
Staff said the proposal splits the existing house and dealership onto a separate 10.016‑acre lot while preserving tree canopy in outlots consistent with the county’s conservation overlay (40%). Planning staff recommended that the plat be revised to show an access easement for a water line that crosses Outlot A and that ownership and maintenance be addressed in the subdivision agreement.
Applicant Dalton Das told the commission the map marker referenced in staff materials denotes a water line, not a well, and that Meadow Oaks serves the house. Staff recommended approval of the rezoning to AGD, the plats and the special‑use permit, with conditions that expansions to the business would trigger compliance with off‑street parking and ADA requirements if the operation changes.
Commissioners approved the three related motions with standard conditions and the requirement that the applicant provide an access easement for the water line and clarify ownership and maintenance in the subdivision agreement. Votes were recorded as six yays and four absent.
