Planning commission recommends approval for Novasc Acres final plat in Sarpy County

The Sarpy County Planning Commission on March 17 recommended approval of a final plat for Novasc Acres, a proposed subdivision of roughly 80 acres southeast of 228th Street and Rough Road that would yield seven single‑family lots and three outlots reserved for conservation and storm‑water management.

Planning Director Robert Loko told commissioners the site lies within the county’s conservation overlay and that the proposed AGR zoning matches the county’s future‑land‑use designation. Loko said staff found the plat meets subdivision and zoning requirements but recommended seven technical conditions, including clarified easement language, a roadway cross‑section that maintains a minimum 2‑foot ditch depth and provisions for the ownership and maintenance of shared wells.

Josh Seal of Full Shaw Engineering, representing the applicant CCR Land LLC, told the commission the final plat matches the preliminary layout approved last summer and that the applicant will address any redlines and minor comments from county staff. No members of the public offered testimony at the hearing.

Commissioners moved to recommend approval subject to the staff conditions. The motion carried on a voice vote recorded as six yays and four absent.
