Staff reported the proposed Lot 1 would be a 6.88‑net‑acre buildable lot, and proposed Lot 2 would be a 2.22‑acre lot that contains the existing single‑family dwelling. "Staff reviewed the request and determined that the subdivision meets the requirements of section 8707 including minimum lot size, zoning district requirements, and road access," the planning presentation said.
Notification letters were sent to property owners within a quarter mile on March 3, and staff said no comments had been received as of the meeting. The city of Colo waived its right to review the subdivision under the two‑mile review procedure. The board voted to approve the resolution after staff recommendation.
Next steps: staff will file the approved subdivision plat and proceed with the administrative steps to record the two new lots according to county procedures.
